I made sure to put "once payment is received no refund or return of goods possible/ goods sold as is where is" and "if you do not agree to these terms then do not pay and I willl void the payment request" in the terms and condition section on the invoice.

also the transaction (according to invoice) is "not eligible for buyer protection"

will get a signature confirmation at the delivery address which google street view shows as a private house.

money paid won't be kept in my paypal linked account so they can't take back what I don't have.
